March 2026 Update

Fire door inspection programme progressing

Our structured inspection programme has continued across the portfolio. Where defects have been identified, remediation notices have been issued to leaseholders or works have been instructed directly. A group purchasing scheme for compliant replacement doors is under development to help leaseholders manage costs.

Building Safety Regulator compliance maintained

For buildings in scope under the Building Safety Act 2022, we have continued to maintain and update our Safety Case documentation and Building Safety Management Plans. All required resident engagement obligations remain current.

2026/27 budgets issued

Year-end accounts for 31/12/2025 service charge year are being finalised with accountants. Estimated budgets and demand notices for 2026/27 (starting in Jan/Feb/Mar/Apr) have been issued across applicable developments. Leaseholders with queries are welcome to contact us.

Leasehold and Freehold Reform Act: updates

Further provisions of the Leasehold and Freehold Reform Act 2024 are expected to come into force during 2026. We are monitoring implementation regulations closely and will write to leaseholders where changes affect service charge transparency, RTM rights, or lease extension procedures.

Cladding remediation work continues

Remediation works at affected buildings within the portfolio continue in liaison with developers and contractors. EWS1 certification and updated valuations have been progressed. Affected leaseholders will continue to receive individual updates as works advance.

Grounds maintenance for Estate Sites

The grounds maintenance programme has commenced across all applicable sites. Any concerns about grounds standards at your development should be reported to NRM.
